Services:

Terms:

The Units are suitable for light industrial business, although motor trade will not be considered. Access to the Units is limited to Monday to Friday with limited access permitted during weekends and Bank Holidays.

Tenure:

The units will be offered on a lease for an initial term of three years with both landlord and tenant having the right to end the lease after a 6 month period given the appropriate notice. The Lease shall be contracted out of Sections 24 to 28 of the Landlord and Tenant Act 1954.

Rent:

The Annual Rent is payable for each unit in monthly instalments in advance by standing order.

Security Deposit:

A Security Deposit of £1,700 is payable on commencement of the Agreement for each unit. This will be held against dilapidations and non-payment of rent with no interest payable.

Business Rates

The Units will be subject to Business Rates, which are the responsibility of the Tenant. Please contact Thanet District Council for details and information regarding Rate Relief. The rateable Value has yet to be assessed.

Commercial Leasing Fees:

An administration fee of £300+VAT is payable to Miles & Barr Property Management Ltd when leasing a Commercial property.
